Terms of Service

Last updated: October 4, 2026

Draft — this is a working draft of waf's legal terms, not legal advice. It must be reviewed by qualified counsel before it is relied upon or published as final.

These Terms of Service (the “Terms”) govern your access to and use of waf (waf.reeeally.ai) and the waf API.

1. Agreement; who we are

These Terms are a binding agreement between you and Reeeally, LLC (“Reeeally”, “we”, “us”, “our”), the operator of waf. They govern waf.reeeally.ai, the waf API, its documentation, coverage data, and related services (together, the “Service”).

By creating an account, issuing an API token, or using the Service, you agree to these Terms and to our Privacy Policy, which is incorporated by reference. If you do not agree, do not use the Service.

2. Eligibility; accounts

You must be at least 18 years old and able to form a binding contract.

You are responsible for your account, your credentials, and everything done with your account and API tokens. Keep your information accurate and current, and tell us promptly about any unauthorized use.

3. The Service; coverage is partial

waf is an open, county-by-county source of US parcel boundaries and standardized property attributes, built as a competitor to Regrid. Coverage is not nationwide and is not complete: every county is tracked with a coverage status (unavailable, planned, ingesting, partial, complete), and an uncovered county is reported as such rather than as an empty result.

Data is compiled from public assessor, GIS, and government sources and from licensed third-party providers, then normalized into a shared parcel schema. Not every county has a source, and a county may be only partially loaded.

4. No guarantees; verify data

Parcel data is provided for reference and analysis. It can be inaccurate, incomplete, out of date, or unsuitable for your purpose. Parcel boundaries are not a survey, a legal description, or a title record, and they do not establish ownership or boundaries.

You are responsible for verifying data against primary sources and with qualified professionals before relying on it.

5. Not professional advice

waf is not a real estate broker or agent, lender, appraiser, title company, surveyor, attorney, or financial, tax, or investment adviser, and does not act as your agent or fiduciary. Nothing in the Service is advice or an appraisal.

The Service is not a consumer reporting agency and does not provide consumer reports under the Fair Credit Reporting Act. Do not use the Service or its data to evaluate any individual for tenancy, credit, employment, insurance, or any other purpose covered by the FCRA or similar law.

6. API tokens, credits, and metering

Data access uses API tokens. 1 credit = 1 parcel record, consistently across the sandbox trial, paid plans, and overage. The sandbox trial includes 50 credits for 30 days. The API Records plan is $59/month and includes 4,000 records per monthly period, with additional records at $0.05 each.

Only the SHA-256 hash of a token is stored; the raw value is returned once at issue and cannot be recovered. Keep tokens secret, do not share them, and revoke any token you believe is compromised.

7. Subscriptions, billing, and cancellation

Paid plans are billed through Stripe. Subscriptions renew automatically at the end of each billing period until you cancel. You may cancel at any time; cancellation takes effect at the end of the current period, and we do not refund partial periods except where the law requires.

Prices exclude taxes unless stated. We may change prices with at least 30 days' notice; the new price applies from your first renewal after the notice period.

8. Acceptable use

  • Do not use the Service in violation of any law, including fair-housing, anti-discrimination, real estate licensing, lending, privacy, and data-protection law.
  • Do not extract, download in bulk, resell, sublicense, publish, or redistribute data except as part of the API's intended use.
  • Do not use the Service or its data to develop, train, benchmark, or improve a competing product, dataset, or machine-learning model.
  • Do not circumvent access controls or rate limits, or interfere with or overload the Service.
  • Do not present parcel data as official, authoritative, or a substitute for a survey or public record.
  • Keep any source attribution and disclaimers intact when you share data.

9. Third-party services and data

The Service relies on third-party and public sources, including county assessor and GIS systems, government datasets, and licensed data providers. Their content belongs to them, is provided under their terms, and may change or be withdrawn. We do not control it and are not responsible for its accuracy or availability.

Sign-in uses Google and any other providers we enable. Your use of those services is subject to their own terms.

10. Your content; feedback

You may submit account details, notes, and other content. You keep ownership of it and grant us a worldwide, non-exclusive, royalty-free license to host, process, and use it to provide, secure, and improve the Service, consistent with our Privacy Policy.

If you send feedback, you grant us a perpetual, irrevocable, royalty-free license to use it without restriction or compensation.

11. Intellectual property

The Service, including its software, schema, documentation, design, and normalized data compilations, is owned by Reeeally or its licensors and is protected by intellectual property law. We grant you a limited, non-exclusive, non-transferable right to use the Service under these Terms. No other rights are granted.

“waf”, the waf wordmark, and related marks are ours; do not use them without written permission. Public-record data itself is not owned by us.

12. Privacy; electronic communications

Our Privacy Policy explains how we collect, use, and share information. By using the Service you consent to receive notices and disclosures electronically, by email or in-product message, and agree that electronic communications satisfy any requirement that a communication be in writing.

13. Suspension; termination; deletion

We may suspend or terminate your access if you violate these Terms, fail to pay, create legal exposure for us or others, or harm the Service, and we may discontinue the Service or any part of it on reasonable notice.

You may stop using the Service at any time and may delete your account by emailing privacy@reeeally.ai. On termination your right to access ends and any fees you owe remain due. Provisions that by their nature should survive termination will survive.

14. Disclaimers

THE SERVICE AND ALL DATA ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, REEEALLY AND ITS LICENSORS AND DATA PROVIDERS DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING ACCURACY, COMPLETENESS, TIMELINESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE, OR THAT DATA WILL BE ACCURATE OR SUITABLE FOR YOUR PURPOSE.

15. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, REEEALLY AND ITS AFFILIATES, OFFICERS, EMPLOYEES, LICENSORS, AND DATA PROVIDERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, DATA, OR OPPORTUNITY, ARISING FROM THE SERVICE OR THESE TERMS. OUR TOTAL LIABILITY WILL NOT EXCEED THE GREATER OF THE AMOUNTS YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM OR US $100.

16. Indemnification

You will defend, indemnify, and hold harmless Reeeally and its affiliates, officers, employees, and agents from claims and expenses (including reasonable attorneys' fees) arising from your use of the Service or its data, your content, or your breach of these Terms or applicable law.

17. Dispute resolution; arbitration

Before filing a claim, send us a written notice at legal@reeeally.ai and we will try to resolve it informally within 60 days.

If we cannot resolve it, disputes will be resolved by binding individual arbitration administered by JAMS under its applicable rules and governed by the Federal Arbitration Act. You and Reeeally each waive any right to a jury trial and to participate in a class, collective, or representative action. You may opt out of arbitration by emailing legal@reeeally.ai within 30 days after you first accept these Terms.

18. Governing law; changes; general

These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-laws rules, and by the Federal Arbitration Act.

We may update these Terms and will post the revised version with a new “Last updated” date. Continued use after the effective date means you accept the revised Terms. If a provision is unenforceable it will be enforced to the maximum extent permitted, and the remaining provisions stay in effect.

19. Data and fair-housing notice

Parcel data may include owner names, mailing addresses, and other information about people who are not our users, as it appears in public records. Do not use the Service or its data to discriminate, steer, or make decisions on the basis of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected under applicable law. Public data is shown for informational purposes only.
